Small Extensions to Dwellings


Class VII Schedule 2
RULES FOR EXEMPTION

The rules apply where a building is to be extended at ground level by the addition of any of the following:-

The floor area of any exempt extension should not exceed 30m2.
A Conservatory It must have a glazed or translucent roof. Glazing must comply with Part N of the Regulations (safety glass). The total wall glazing should be at least 50% of the wall area.
A Porch Should not be used for housing a washing machine or heating appliances. Any glazing should meet the requirements of Part N (safety glass).
A Covered Way or Car Port

A car port should be open on at least two sides.

N.B. A porch or conservatory should be separated from existing habitable accommodation by external quality doors.

Planning Permission may be required . You should therefore contact your Local Authority and ask for Development Control for more information.
